How we calculate kitchen remodel costs
The calculator is a transparent five-input model. Every number it uses is published below. Updated quarterly against new closed-bid data.
The model
For a given kitchen, the estimated fixed-bid range is calculated as:

Wall removal includes engineering, LVL beam, posts, drywall finishing, additional plan check time.
Permit fees
When permit-required is checked, $1,400–$3,200 is added. This range reflects published fee schedules across Simi Valley, Thousand Oaks, Moorpark, Camarillo, Oxnard, Ventura, and Ojai for typical kitchen-only scopes (verified April 2026). Cities with more complex plan review (Thousand Oaks, Camarillo) trend high; smaller municipalities trend low.
Data sources
- Anonymized real-bid data from completed Southern California kitchen projects, 2024–2026. Each input maps to closed bids with line items.
- Per-city published permit fee schedules, retrieved April 2026, verified by phone with each city's planning desk.
- Local cabinet, counter, and fixture supplier price quotes (Q1 2026).
- Cross-referenced against Houzz Kitchen Remodel Cost study (2025) and Remodeling Magazine's Cost vs. Value Report — Pacific region.
What the model does NOT include
- Architect or kitchen designer fees ($2.5K–$8K), if hired separately.
- Appliance purchase (homeowner-supplied, varies $4K–$30K+).
- Structural engineering for non-load-bearing changes.
- Whole-house electrical panel upgrades ($3K–$8K), if required.
- HOA design review fees (vary by community).
Update cadence
Recalibrated quarterly against new closed-bid data. Permit fees re-verified annually or when cities adjust schedules.
